What does the Resident Benefit Package (RBP) include?

This is not a service we currently offer, but we have looked into it in the past and may offer it in the future, but in any case here's some information on it:

The RBP may include access to a 24/7 tenant portal for rent payments, maintenance requests, and communication with management. Additional benefits could include services such as discounted renters insurance and faster service request handling. Please refer to your lease or contact us for a detailed breakdown.

Can you hold a place before I apply?

No, we cannot hold a property without a completed application and payment of a holding fee or deposit. Properties are reserved on a first-come, first-served basis after approval.

Do I pay the first month’s rent and last month’s rent with my security deposit?

You are required to pay the first month's rent and a security deposit before move-in. The security deposit is not rent and cannot be applied to your last month’s rent.

How old do you have to be to apply?

Applicants must be at least 18 years old. All adults living in the unit must complete an application and meet screening criteria.

Is the deposit refundable?

Yes, the security deposit is refundable, provided the property is left in good condition with no damages, unpaid rent, or other charges. Refunds are issued within 30 days of move-out, as outlined in Missouri law.

You have a property I want to rent. How do I apply?

Visit our website to complete an application. You’ll need to provide proof of income, identification, and any additional documents required. An application fee is required for processing.

How do I pay rent?

Rent is paid through our secure payment platform. You can use ACH transfers, debit, or credit cards. Note that some payment forms do incur a charges fee for credit/debit payments. We also have a walk in payment slip, in which you can pay at convenient locations near you with a select barcode.

I want to get a pet. What do I do?

Pets must be approved before being brought onto the property. You will need to pay a pet deposit and pet rent, and certain breeds or sizes may be restricted. Unauthorized pets will incur a $500 fee and doubled rent until resolved.

I want to move out, but my roommate wants to stay. What do I do?

Notify management, as a lease modification may be required. Your roommate may need to apply as the sole leaseholder, and you’ll need written approval to be removed from the lease.

My lease expiration is coming, and I want to move out. What do I do?

Provide written notice at least 30 days before your lease ends. Follow the move-out checklist provided to ensure your security deposit refund. You’ll also need to schedule a move-out inspection.

What are the income and credit requirements to apply?

Are utilities included in the rent?

How do I submit a maintenance request?

Submit maintenance requests through the Apartments.com tenant portal. Emergency issues (e.g., water leaks or electrical hazards) should be reported immediately via phone or email.

What happens if there’s an emergency maintenance issue?

For emergencies like gas leaks or flooding, contact us immediately through our emergency maintenance line. We have a team available 24/7 to address urgent issues.

Can I make changes to the property (e.g., painting, renovations)?

Any changes require written approval from management. Unauthorized modifications may result in penalties or deductions from your security deposit.

What is the process for renewing my lease?

We will contact you 60 days before your lease expires to discuss renewal options. If you wish to renew, we’ll provide a new lease with updated terms. If not, a 30-day written notice is required.

What are the fees for breaking my lease early?

Early termination requires a written notice and payment of a fee equal to two months’ rent, as well as any outstanding charges.

Do you accept co-signers?

Yes, co-signers are accepted. They must complete an application and meet credit and income requirements.

How is the rent payment processed?

Rent is processed through Apartments.com. Payments are due on the 1st of each month, with late fees applied after the 5th. Options include ACH transfer, debit, or credit card.

Can I sublease my apartment?

Subleasing is prohibited without written consent. Unauthorized subleasing may result in lease violations and penalties.

What happens if I don’t pay rent on time?

Rent is late after the 5th and incurs a $100 late fee. On the 10th, eviction proceedings may begin, with additional fees for legal and credit reporting costs.

What is the pet policy?

Pets are allowed with prior approval. A pet deposit and monthly pet rent apply. Restricted breeds and size limits are outlined in the lease. Unauthorized pets result in penalties.

How can I terminate my lease early?
